Navigating Bismarck’s Evolving Housing Market

Bismarck’s housing market is experiencing notable changes, with shifts in home prices, rental rates, and new developments contributing to the city’s evolving real estate landscape.

Current Market Trends

As of March 2026, the median sale price for homes in Bismarck reached $362,450, marking a 15.1% increase compared to the previous year. Homes are selling after an average of 52 days on the market, slightly longer than the 43-day average from the prior year. In March alone, 74 homes were sold, up from 59 in the same month last year. These figures suggest a somewhat competitive market, with homes selling for about 2% below the list price on average. Notably, ‘hot’ homes can sell at or near the list price and go pending in approximately eight days.

Rental Market Dynamics

The rental market in Bismarck has also seen significant changes. Over the past decade, average monthly rent has increased by 54%, rising from approximately $950 in 2015 to $1,465 in 2025. Despite this substantial increase, Bismarck remains relatively affordable compared to national standards, thanks to strong household incomes and a cost of living 9% below the U.S. average.

Ongoing Developments

Several developments are underway to accommodate Bismarck’s growing population and housing needs. The Silver Ranch subdivision, a 1,200-acre master-planned community in northeast Bismarck, is set to include 2,800 single-family homes and multifamily units, along with commercial plots, schools, parks, and trails. This project is expected to roll out over the next 25 to 30 years.

Additionally, Edwinton Place, located at 1121 S. 11th Street, offers 40 fully furnished one-bedroom units with amenities such as a community room, computer access, and a TV lounge. This development aims to provide supportive housing within walking distance of essential services.

These developments reflect Bismarck’s commitment to expanding housing options and supporting community growth.
